- The 30% discount applies exclusively to first-time leases for individuals who have never signed a lease with Evolve Coliving. Extensions or new commitments after a first-time lease will be treated as separate leases.
- An extension of the lease is considered a new lease, and thus 30% discount would not apply.
- It cannot be used in conjunction with another offer
- Evolve Coliving reserves the right to modify these terms or remove the offer, as it is intended as a limited-time offer, without prior notice.
- Discounted bookings are subject to the same cancellation policies as standard bookings and will follow the same refund eligibility criteria.
- Booking a stay implies acceptance of these terms and conditions.
10% Returning Members Discount Lifetime Discount
- This is a lifetime 10% discount on all listed prices.
- It cannot be used in conjunction with any other offer.
- Offers are only available if, between the first and the second stay, there is a break of a minimum of 1 month.
- Discounted bookings are subject to the same cancellation policies as standard bookings and will follow the same refund eligibility criteria.
Returning Members Reduced Minimum Stay
- Returning members may benefit from a reduced minimum stay requirement. However, stays under the standard minimum duration will be subject to a 20% price increase on the listed rates at the time of booking. This adjustment reflects the increased flexibility while maintaining fairness across all pricing structures.
- Although an extension is considered a new lease, a 2 week extension will not incur a 20% price increase.
The longer you stay, the less you pay pricing.
- To benefit from the discount for the length of stay, you must make the full commitment in advance.
- Extensions / new commitments will be priced based on the new commitment duration and will not retain discounts from the original lease.
- Extensions / new commitments are subject to current website prices or offers, which are subject to change at any time.
Mid Stay Room Change Requests
- We may allow a room change mid-stay, however, it will be at Evolves discretion.
Guest Policy
We're delighted to see your enthusiasm for our coliving community and the unique opportunities it offers.
To ensure you respect the current coliving members and help us continue the initiative, please check, are you following the guest policy?
- Our property and facilities are mainly for our current coliving members. This approach ensures that we maintain the environment and services that you value so much.
- Recognising the importance of social connections, you are welcome to invite guests to the home. To maintain balance, guest visits must be on an invite-only basis.
- Guests can be invited two or three times each month. This limitation is set to allow the community outside the walls to thrive but also keep the community experience focused and exclusive for our members.
- We want to build a sustainable and expanding community and be fair to all our current members. To do that, we do allow guests, but must, for the most part, keep the benefits of Evolve exclusive to its current members.
- We are excited to announce a limited amount of Evolve extended family access passes, allowing non-residents to enjoy the facility more regularly without an invite. More details can be found on below.
- Violation of the guest policy may result in a warning and repeat offences in the ban of the guest and the termination of the Coliver’s agreement, at the sole discretion of Evolve Coliving.
Extended Community pass
- For a fee of €300/m, individuals can immerse themselves in our community. This fee is carefully considered, and in line with the additional cost we apply for our unique facilities and community atmosphere compared to standard living options.
- This access allows these special individuals to engage fully in community life, participate in events, and enjoy our shared amenities and spaces. It's an opportunity to strengthen bonds and create memorable experiences together.
- The fee ensures we can maintain the coliving concept while being fair to our paying residents. It supports the sustaniability of our coliving concept and fosters a balanced, inclusive environment.
- Extended community pass holders are not permitted to host guests
Changes, Cancellations & Refunds
We do not allow changes, cancellations, or refunds once a booking is confirmed. If rent is not paid as scheduled, the deposit, along with the rights to the room will be forfeited. To mitigate unforeseen circumstances, we strongly recommend securing travel insurance before booking.
Managing a co-living space requires significant investment in attracting, qualifying, and onboarding new members and this policy ensure fairness and consistency for all residents, as frequent cancellations or changes would disrupt this balance and result in increased costs for all residents.
General Terms and Conditions
- 100% of the last month's rent or deposit will be withheld if the Coliver exits the lease without due notice or due rent payment
- There is strictly no smoking within the house (open balconies are fine), and anyone found smoking inside the house will lose their damage deposit, be charged €250.
- This contract will terminate upon termination of the master lease.
- In exceptional circumstances, sublets may be accepted at Evolve coliving discretion for a 400eur fee, considering all marketing requirements and admin.further term applies here
- The Coliver accepts the offer is limited to what has been explicitly promised, and the property, amenities and equipment all come as is.
- Each Coliver acknowledges that a house requires certain work to maintain its standard and accepts these responsibilities. Currently, the ‘Good Coliving’ responsibilities/rules include but are not limited to
- Thorough cleaning up of pots, pans, utensils, etc while cooking / after eating (no grease or food residue left on them)
- Cleaning counters, stove and any spillages after cooking and/or eating,
- Putting rinsed plates and cups inside the dishwasher (Don’t take one clean plate out of a fully clean dishwasher, as then people assume it is half loaded and dirty)
- Rinse shower floor/walls/glass in the shared bathroom as needed after use, and wipe any spillages on the walls and floors.
- Keep shared areas around the house clear of personal items, etc.
- Consider noise levels between 10 pm and 8 am on weeknights and 11 pm and 9 am on weekends.
- Cleaning up after gatherings before going out, not the morning after
- To encourage our chefs to cook/organisers to organise activities for us, please contribute your effort in cleaning from any shared events so that our chefs / organisers don’t have to.
- To report any breakages or potentially permanently damaging spills immediately.
- Reporting any damages. Whether to the property, Evolve Coliving belongings or fellow colivers.
- Evolve Coliving reserves the right to provide notice to any Coliver or ask a Colivers guest to leave, who is not seen to conform to the community guidelines/culture, as stipulated and agreed to in initial advertising, interview, and herein this addendum.
- The Coliver accepts that coliving is an ever-evolving concept and agrees to any reasonable policy, organisational and conceptual changes.
- It is the Colivers' responsibility to air out their room for the prevention of mould effectively. Failure to do so will make the Colivers liable for any damage.
- The Coliver is liable to rectify any and all new damages they or their guests cause in all areas of the property or grounds.
- The Coliver and any of their guests shall make use of the premises and anything contained therein at their own risk, and the Evolve Coliving cannot be held responsible for damages arising from an accident resulting in the Coliver or any person being temporarily or otherwise in these premises or appurtenances thereof.
- The Evolve Coliving takes no responsibility for the Colivers' personal property which has been lost or damaged during the course of the tenement, and it is the responsibility of the Coliver to safeguard their own personal belongings.
- Late payment of rent will incur a fine of €25/day.
- If notice is given and move-out happens before 3m on a rolling contract, the rate will be adjusted for a fixed-term contract.
- The Coliver grants permission and consents to the Evolve Coliving/Evolve/Lazy Entrepreneurs Ltd. for using photographs and videos for presentation under any legal condition, including but not limited to publicity, copyright purposes, illustration, advertising, social media, any other promotional material, and web content.
- The Coliver acknowledges and consents that one internal CCTV camera will be active in the shared areas and will store footage.
